BIG RED DOG is pleased to announce that the 4th P. Terry’s location is open for business! BRD had the opportunity to collaborate on this project with Micah Land of Hsu Office of Architecture and Sara Partridge of Land interactive to bring this Austin favorite to South Congress.
As Land went to work on the architectural design to transform the Terry’s vision into a reality, BRD and Land Interactive focused on the regulatory permitting and site design issues. In addition to standard zoning regulations, this project was subject to the City of Austin’s “Commercial Design Standards” which employ additional requirements in effort to promote pedestrian friendly developments. This particular project required BRD to negotiate aspects of the design standards with City Staff in effort to permit the placement of the building you see today.
Other challenges on this site included a 23-foot deep wastewater line in which we needed utilize to serve the project. After multiple meetings with the City of Austin Pipeline Engineers, BRD was able to find a solution which decreased construction costs as wells as satisfied the requirements of the water utility. Despite the challenges this small site presented, the final product was well worth it. The photos below show the project from concept to completion.

We really enjoyed working with the Terry’s, Micah, and Sara on this project. If you’re in South Austin, near the intersection of Ben White Boulevard and S.
